The construction of a large residential complex through the 'industrialization of the construction site

Theindustrialization of the construction site represents an innovative approach in the construction of large residential buildings, aimed at improving the efficiency and sustainability of the building process: increased productivity, cost optimization, and reduced environmental impact are all issues that have inspired this vision, representing a benefit to the entire construction industry.

The new construction site "Complesso Sant'Antonio," located in Bari by thecompany Divan S.r.l., can be considered an example of how this methodology proves to be the ideal solution for the construction of residential buildings with large numbers: a total area of almost 45,000 square meters divided into 5 buildings, each developed on 8 decks.
In 9 months all MTR® elements were delivered, ready to be placed directly on the pillars and build the structural skeleton of the entire residential complex in a quick time.

The ideal construction solution for residential construction

The type of beam used for this realization is the MTR® T beam, combined with two different types of floors depending on the intended use of the various floors:

- MTR® T on predalles slab floor for the first two decks used for parking (for the basement) and commercial premises (for the ground floor);

- MTR® T with trellis joists and EPS lightening for all elevated floors used for residential purposes.

Choosing the MTR® T beam resulted in a 50 percent reduction in the construction time of the horizon, despite its non-self-supporting nature. A replacement of the classical improved adhesion reinforcement with a mixed steel-concrete truss.

In addition, with the MTR® T beam, it was possible to create slab-thickness beams where reinforced concrete does not allow it. In fact, this building is characterized by floor-thickness beams up to 8 meters long, guaranteeing maximum inter-floor height and thus optimization of usable space in height and width. All this translated into design freedom for the subdivision of the interior spaces and the creation of the various apartments in different square footage, creating 170 residential units.

With the MTR® T solution on predall slab slab, we have natively guaranteed R120 fire protection, for the basement parking lot and commercial premises.

- Detailed logistics planning to minimize transportation and material handling times.
- Coordinating the delivery of prefabricated components according to a precise timetable to minimize material storage at the construction site.
- Precast components, being manufactured in controlled environments, allow for better cost forecasting, reduction of unforeseen events, and compliance with the quality and regulatory criteria of a CE-marked product.
- Lack of on-site workmanship for overhead assembly of traditional C.A. beams reduces the risk of accidents and improves working conditions for workers.
